About Us

CapitIL was founded in 2017 by CEO and co-founder Ben Levene, who identified a gap in the market for a real estate company that truly understands the Anglo community. He established the firm to provide a tailored, high-level service designed specifically to meet the needs of international buyers in Israel.

In 2024 , Shmuly Eisenman joined the team, bringing with him a background in high-tech sales and connections from all over the Jewish world and a strong desire to help Ben grow and push the business forward.

Today, CapitIL brings together a team with over 40 years of combined real estate experience. The office is multilingual, with team members speaking English, Hebrew, Russian, Dutch, and French, enabling us to serve a diverse international client base with professionalism and ease. Behind the scenes, a dedicated back-office team of five full-time staff supports the sales process, while our network of over 10 licensed agents covers second-hand homes, new-build projects, and off-market opportunities—ensuring clients can access and find exactly what they are looking for across a wide range of property types.

Key Things to Know About Buying Property in Israel

There is a great deal of important information to understand when purchasing property in Israel. While you can find more detailed insights in our blog section, we have outlined below some of the key points every buyer should be aware of when beginning their search.

  1. Closing costs: Foreign residents purchasing property in Israel should generally budget approximately 13% in closing costs on top of the purchase price. This typically includes purchase tax, legal fees, and agent fees. It is essential to factor this in from the outset to ensure accurate budgeting and avoid surprises later in the process.
  2. Use a professional team: It is crucial to work with a team of experienced professionals. We can connect you with trusted experts across all areas of the process, but we strongly recommend never proceeding without a qualified Israeli real estate lawyer and proper due diligence on the property.
  3. Understand the market: Buyers should take the time to develop a clear understanding of how the Israeli real estate market works before starting their search. The market has many nuances and complexities that are not always immediately obvious, and having the right guidance can make a significant difference. We are always happy to support and guide clients through the process—whether or not they ultimately work with us.

These are just the basics, but they provide a strong foundation for any property search in Israel.
